B E T W E E N MAURICE PERCIVAL BAINES and CARRIE BAINES his Wife both of Brenchleys
Angarrack Hayle in the County of Cornwall (hereinafter called "the Vendors") of the
one part and ST. AUSTELL BREWERY COMPANY LIMITED


THIS CONVEYANCE is made the Sixth
day of   June   One thousand nine hundred and seventy two
B E T W E E N MAURICE PERCIVAL BAINES and CARRIE BAINES his Wife both of Brenchleys
Angarrack Hayle in the County of Cornwall (hereinafter called "the Vendors") of the
one part and ST. AUSTELL BREWERY COMPANY LIMITED whose Registered Office is situate
at Trevarthian Road St. Austell in the said County (hereinafter called "the Purchaser’
of the other part -

W H E R E A S :-

(1) The Vendors are seised of the property hereby conveyed (together with other
property) for an estate in fee simple in possession free from incumbrances Upon
Trust to sell the same
(2) The Vendors in execution of the said Trust for sale have agreed with the
Purchaser for the sale to it of the said property for a like estate at the price of
One thousand Four Hundred Pounds

N O W   T H I S   D E E D   W I T N E S S E T H  as follows:-

1.      In consideration of the sum of One thousand Four Hundred Pounds paid by the
Purchaser to the Vendors (the receipt whereof the Vendors hereby acknowledge) the
Vendors as Trustees hereby convey unto the Purchaser ALL THAT piece or parcel
of land situate at Angarrack Hayle in the County of Cornwall forming part of Enclosure
Number 361 on the Ordnance Survey Map for the Parish of Phillack and being for the
purpose of identification only shown edged red on the plan annexed hereto TO HOLD an
the same unto the Purchaser in fee simple

2.     The Purchaser hereby covenants with the Vendors that the Purchaser will within
two months from the date hereof erect a stone wall at least five feet in height
between the points marked X Y and Z on the said plan such wall to be erected astride
the boundary line.

3.     The Vendors hereby acknowledge the right of the Purchaser to production and
to delivery of copies of the documents specified in the Schedule hereto

4.      It is hereby certified that the transaction hereby effected does not form part
of a larger transaction or of, a series of transactions in respect of which the amount
or value or the aggregate amount or value of the consideration exceeds the sum ef
Five thousand Five Hundred Pounds

IN WITNESS whereof the Vendors have hereunto set their hands and seals and
the Purchaser has caused its Common Seal to be hereunto affixed the day and year first
before written

12th September 1961  CONVEYANCE    of this date made between the said T.F.G Jones
                                                                         of the one part and Charles Edward May
                                                                         Bertha Edith May and Clare Lynne of the other
                                                                         part

15th December 1969   CONVEYANCE    of this date made between the said B.E. May
                                                                         of the one part and the Vendors of the other
                                                                         part
