Conveyance of dwellinghouse, garden and premises
situate at and known as Number 4 Top
Back Lane, Angarrack, Hayle Cornwall in the
County of Cornwall.
This Conveyance  is made the thirtieth day of September One thousand nine hundred and fifty four 
B E T W E E N CHARLES EWART WHEAR of Ivy Mount Angarrack. Hayle in the County of Cornwall Engineer
(hereinafter called the Vendor") of the one part and HERBERT RUTTER of Glebe Row Phillack Hayle
aforesaid (hereinafter called "The Purchaser") of the other part -
W H E R E A S By a Conveyance dated the Thirteenth day of December One thousand nine hundred and forty eight
made between John Whear of the one part and the Vendor of the other part the property hereinafter described
was with other property conveyed unto the Vendor for an estate in fee simple Subject to a Lease (hereinafter called "the Lease")
short particulars whereof are more particularly set out in the first part of the Schedule hereto But with the benefit of
the apportioned yearly rent of Five Shillings part of the yearly rent thereby reserved
A N D W H E R E A S by divers means assurances acts of the law and events and ultimately by an Assignment
dated the twenty-seventh day of June One thousand nine hundred and thirty five and made
between William Clifford Harris of the one part and the Vendor of the other part the said property
together with other property being a part of the premises comprised in and demised by thee Lease became
vested in the Vendor for all the residue then unexpired of the term of Ninety nine years created by the Lease
and subject to the payment of the yearly rent of Five Shillings an apportioned part of the yearly rent of One Pound
reserved by the Lease which was by an Assignment dated the Seventh day of December one thousand nine hundred and twelve
made between Joseph Henry Blewett of the one part and William Clifford Harris of the other part made payable out of the
property thereby assigned as the part apportioned thereto of the said yearly rent of One Pound reserved by the Lease
and subject to the performance and observance of the lessees covenants and conditions therein contained so far as
the same related to the property thereby assigned AND WHEREAS the Vendor has agreed with the Purchaser for the sale
to him of the said property for an estate in fee simple in possession free from incumbrances at the sum of FOUR HUNDRED POUNDS

NOW THIS DEED WITNESSETH as follows: 1. IN PURSUANCE of the said agreement and in consideration of the sum of FOUR HUNDRED POUNDS
paid the tiie Purchaser to the Vendor ( the receipt whereof the Vendor hereby acknowledges ) the Vendor as Beneficial Owner
HEREBY (a) CONVEYS unto the Purchaser ALL THAT dwellinghouse garden and premises formerly being a part of Mellanoweth Estate
situate at Angarrack in the Parish of Phillack in the County of Cornwall and now known as Number 4 Top Back Lane Angarrack
aforesaid as the same was lately in the occupation of Mrs. E. Paull but is now vacant ALL WHICH said premises are more
particularly delineated in the plan drawn hereon and therein coloured red and form part of the close of land Numbered 383
in the Ordnance Survey Map for the said Parish of Phillack (1936 Revision) TOGETHER with a right of way for the Purchaser
and his successors in title and assigns and the owners and occupiers of the said premises for the time being and from time to time
and his and their tenants licencees servants and workmen in common with the Vendor and all other persons for the time being
having the like right at all times and for all purposes but on foot only with or without bicycles perambulators wheel barrows
and other vehicles of a like nature to pass and re-pass over and along the pathways and yards coloured brown in the said plan
TOGETHER ALSO with a right for the Purchaser and his successors in title (a) of support for the walls and roof of the premises
hereby conveyed from and over the adjoining premises of the Vendor to the east thereof (b) To the passage and running of
electricity over and to the premises hereby conveyed through the wires in under or upon the said adjoining premises of the
Vendor with a right for the Purchaser and his successors in title from time to time to enter upon the same for the purpose of
reparing such wires so far as the same may be necessary and (c) to connect up with pipes to the existing water supply of the
Vendor situate upon his said adjoining property and to lay and forever thereafter maintain a water pipe from te existing
water supply to the premises hereby conveyed in under or upon the said adjoining premises with a right from time to time
to enter upon the said adjoining premises for the purpose of repairing such pipes so far as the same may be necessary
TO HOLD the same unto the Purchaser in fee simple Subject to and with a benefit of the Lease so far as the same relates to
or affects the premises hereby conveyed and Subject to all chief and other rents and to all roads rights of way passages rights
of water drainage rights of light rights or methods of water supply and other easements land tax and tithes (if any) affecting
the same and (b) ASSIGNS unto the purchaser ALL THOSE the hereditaments and premises hereinbefore described being part of the
premises comprised in and demised by the Lease TO HOLD the same unto the purchaser for all the residue now unexpired of the
term created by the Lease (2) THE PURCHASER hereby declares that the said leasehold term created by the Lease shall
so far as it affects the Property hereby conveyed and assigned forthwith merge and be extinguished in the fee simple
of the said property 3. IT IS HEREBY DECLARED that the eastern boundary wall of the property hereby conveyed shall
at all times hereafter be deemed to be a party wall and shall be maintained and kept in repair by the joint expense
of the respective adjoining owners for the time being thereof 4. THE VENDOR hereby acknowledges the right of the
Purchaser to the production and delivery of copies of the deeds and documents mentioned in the Second Part of the
Schedule hereto and hereby undertakes with the Purchaser for the safe custody thereof 5.

IT IS HEREBY CERTIFIED that the transaction hereby effected does not form part of a larger transaction or of a series
of transactions in respect of which the amount or value or the aggregate amount or value of the consideration exceeds
the sum of Five Hundred Pounds

IN WITNESS whereof the parties hereto have hereunto set their hands and seals the day and year first before written.
THE SCHEDULE hereinbefore referred to
-First Part
7th September 1912. LEASE of this date made between James Richards of the one part and Joseph Henry Blewett of the other part
being a lease for a determinable term of Ninety nine years upon the lives therein mentioned at a yearly rent of One Pound.

SECOND PART
7th September 1912. The said LEASE of this date.
7h December 1912. ASSIGNMENT Joseph Henry Blewett to William Clifford Harris.
27th June 1935. The said ASSIGNMENT of this date.
3rd April 1943. CONVEYANCE Sydney William Letcher Richards (1) the said Sydney William Letcher Richards
and James Alexander Hampton (2) John Whear (3)
13th Decenber 1948. The said CONVEYANCE of this date.
